Three New Sculptures Added to Cleveland Street District

new sculpturesThree new sculptures have been added to the Cleveland Street District.

They are the latest edition of city’s Sculpture 360 program, which is a rotating display of art that changes each year on Cleveland Street.

Business owners like Clayton Irwin, who owns the Lucky Anchor Irish Pub, say the artwork helps bring in customers and gives them a pleasant atmosphere.

“They really make a difference on the main strip here. I think they look really, really good,” Irwin said.

The sculpture in front of his business is called Influx. It was created by local artist Ceclia Lueza, who designed it just for Clearwater.

“I’ve been noticing a lot of foot traffic by it. A lot of people taking pictures next to it,” Irwin said.

Clearwater spokesman Jason Beisel says the rotating art gives the area a unique look that gives visitors something to look at and talk about.

“About every year and a half or so, the city puts out a call for artists to get their ideas for what artwork they want to replace it with,” Beisel said. “This is the 8th season for this exhibit.”

The three artists of these sculptures are all from the Tampa Bay area. Marlene Rose designed “Eternity Relic” and Gus and Lina Ocamposilva designed “Dancer of the Wind.”

The sculptures will be on display until December 2018.

Pinellas Real Estate ReportThese are heady days for American home sellers, with a recent report showing that housing prices in March recorded their largest annual increase in nearly three years.

But the gains are inflicting more financial pain on home buyers, though the price run-up has fallen well short of the annual double-digit increases during the mid-2000s housing bubble.

  • Home prices across the USA were up 5.8 percent annually in March, up from 5.7 percent the prior month, according to the S&P CoreLogic Case-Shiller national index. Driving the increase were a longstanding shortage of both new and existing homes combined with steady job and income growth that’s prompting more Americans to buy houses for the first time or trade up.
  • The pace of price gains has accelerated in 2017 after year-over-year increases held fairly steady at a healthy 5 percent or so from 2014 to 2016.

“Home buyer demand is sky high, inventory levels are near rock bottom and home prices keep rising,” says Svenda Gudell, chief economist of real estate research firm Zillow.

S&P Case-Shiller’s 10- and 20-city indices, which track the largest metro areas, increased 5.2 percent and 5.9 percent from a year ago, respectively, unchanged from February.

On a monthly basis, the national index rose 0.3 percent seasonally adjusted while the 10- and 20-city indices each increased 0.9 percent. Seventeen of the 20 cities reported monthly increases after seasonal adjustment.

Seattle again led the nation with a 12.3 percent year-over-year gain in home prices, followed by Portland at 9.2 percent and Dallas at 8.6 percent. Half the areas in the 20-city index rose by more than 6 percent. New York posted the smallest gain at 4.1 percent, which was still double the rate of inflation.

  • Nationally, there’s a 4.2-month inventory of existing homes for sale, down from 4.6 months a year ago and a normal level of about six months, according to the National Association of Realtors.

“People are staying in their homes longer rather than selling and trading up,” says David Blitzer, managing director of S&P Dow Jones’ index committee. “If mortgage rates, currently near 4 percent, rise further, this could further deter more people from selling and keep pressure on inventories and prices.”

He adds “there’s no way to tell” when rising prices and mortgage rates will cool off the market.

Gudell says price increases should moderate as builders add more supply.

The national index is now 1.3 percent above its 2006 peak while the 10-city and 20-city indices are still 7.6 percent and 5.4 percent below their 2006 highs, respectively.

Construction Spending at Seven-year High – US

opal-sandsConstruction spending hit $1.1 trillion in September, its highest level since March 2008.

That’s according to an analysis by Associated General Contractors of America (AGC), which pointed out the number would have been even higher if it weren’t for a shortage of construction workers.

“Overall, demand for construction continues to grow at a very robust rate,” said AGC Chief Economist Ken Simonson. “It appears, however, that many firms performing private nonresidential work could not find enough qualified workers in September to keep pace with growing demand.”

There were only 479,000 unemployed construction workers in September, the smallest total for that month in 15 years, Simonson noted.

Construction spending has increased every month this year, and the latest gain suggested the economy remained on firmer ground despite some slowing in consumer spending and persistent weakness in manufacturing.

Economists polled by Reuters had forecast construction spending rising 0.5 percent in September. Construction outlays were up 14.1 percent compared to September of last year.

September’s increase is slightly above the gain the government had estimated in its advance third-quarter gross domestic product estimate published last week.

A recent AGC survey found that 86 percent of construction firms say they’re having a hard time finding qualified workers to fill vacant positions.

Both private sector and public sector construction spending continued to grow, with outlays in the larger private sector 16.0 percent above a year ago, and public construction spending 9.4 percent higher.

The fresh data suggested that the housing sector specifically remains healthy despite some recent data suggesting a slowdown.

Private spending on housing construction, the largest component of all construction spending, picked up 1.8 percent in the month and gained 17.2 percent year on year.

Eventually that could turn into higher supplies of new homes, to ease the current tight market that has pushed prices high enough to deter buyers, according to industry specialists.

Southwest Florida Buyers Paying Cash

florida-cash-buyersHome buyers in Southwest Florida are still paying with cash at one of the fastest rates in the nation.

Of the 10 metro areas with the highest share of cash purchases in the first quarter, more than half were in Florida, according to real estate analyst Zillow.

“In Florida, cash is king,” Zillow said. ” At the end of the first quarter, seven of the top 10 metros with the highest share of home purchases made in cash were in Florida, up from six at the end of 2014.”

All 10 of the U.S. metro areas with the highest share of cash buyers were east of the Mississippi River, while cash buyers were less common in the western U.S.

“Homes in many eastern markets are generally less expensive than in their western counterparts, which can be conducive to more cash purchases,” Zillow said. “Cash purchases are also more likely to be made by investors and institutional buyers looking to buy many less-expensive homes all at once to convert into rental housing and/or flip as the market improves.”

In addition, the analyst noted, Florida’s judicial foreclosure process can be slow, extending the period when investors are buying discounted homes from lenders as they clear foreclosure.

Florida posted the second-highest share of cash sales in June, at 45.8 percent, behind only New York’s 47 percent, CoreLogic said.

The U.S. rate was 31.3 percent, down from 34 percent over the year.

“The cash sales share peaked in January 2011, when cash transactions made up 46.5 percent of total home sales nationally,” CoreLogic said. “Prior to the housing crisis, the cash sales share of total home sales averaged approximately 25 percent. If the cash sales share continues to fall at the same rate it did in June 2015, the share should hit 25 percent by mid-2017.”

Jim Quinn, president of the Port Charlotte-North Port-Punta Gorda Association of Realtors, said cash sales have “consistently” accounted for less than 50 percent of activity this year, with distressed properties representing a smaller segment of sales.

“I would say both of these trends are indicative that more of the buyers are purchasing for personal use as opposed to investment,” he said.

No-financing sales accounted for 43 percent of home deals throughout Florida in August, while the U.S. average was 24.5 percent.

Tips for Buying a Vacation Home

water views - Clearwater Beach Real EstateYou’ve discovered this great resort community. You’ve had a wonderful time there and would love to go back anytime you want, without making reservations.  And…if you make some money along the way — all the better.

Congratulations. You may just be the person to buy a vacation rental.

But investment experts warn that you should never look at the idea just as an investment. Though the investment potential is there, a vacation home cannot substitute for a diversified investment plan.

However, if you love a particular beach house and cherish the time you spend there, then let’s look further.

Buying A Vacation Home for the Right Reasons

Investment experts will be the first people to tell you that you’ll never make the money on a vacation house that you could make on other investments. So if you buy one, make sure, above all, that this is a house and an area you enjoy. It will be worth the cost if you spend as much time there as possible, put your heart and soul into caring for it, or plan to keep the home in the family for future generations. There’s no price for that.

Know What You Can Afford

If you intend to obtain a mortgage, resources for mortgage calculators are available to assist you determine how much home you can afford.

The lending environment has changed substantially. Banks are very strict with their requirements. In most cases, you will need a 20 percent down payment.

Even if you view the vacation home as a potential way to earn income, don’t count on that to help you pay for the house. Keep in mind that you don’t have to buy the ultimate beach house with 5,000 square feet and a private dock. It’s OK to start small.

Prepare for Extra Costs

Beyond the initial purchase costs and closing costs,  there will be taxes, insurance, maintenance and utilities. You may need to consider the costs of property management and cleaning services.

In beach and mountain areas, sand, salt, wind and ice can raise a home’s maintenance costs substantially. A beach house may need to be painted every two or three years, and a mountain house may need annual deck repairs.

Annual costs of upkeep should be in your budget from the start.

Building Pitfalls

The idea of building a house to suit your dreams is very appealing. However, in resort areas, it can quickly turn into a nightmare.

To build a house from the ground up, you may have to deal with coastal authorities, local building restrictions, aggressive homeowner associations and less-than-professional contractors.

Coastal commissions and community restrictions can often dictate plant material allowed, fencing restrictions and more.

Granted, not all resort areas come with these caveats, but the process of building a house rarely comes in under budget. If you want to keep your costs under control, stick with a home that’s already there.

Work with a Local Real Estate Professional

Resort communities are charming, but they can carry problems that are hard to live with. In the mountains, you’re often facing hazardous driving conditions. At the beach, you may have parking problems. A real estate agent will help you envision what your purchase may look like long term.

All real estate is local. An agent can also be a great resource for little-known information on financials, covenants and community restrictions.

Location, Location

Your idea of the perfect vacation may mean a place with no television, no cell phone and no sight of civilization. That’s not always appealing to a potential vacation renter. If you intend to rent the property, it’s a good idea to make sure you meet the needs of the vacationer.

You need to be on the beach. Not near the beach. You need a house with lots of sleeping options to accommodate as large a group as possible.

Ideally, the home will be in the thick of things.  Think of your vacationer as someone who wants to find the house, park the car and never get in the car again for the entire week or weekend. They want to walk to the beach, walk to the store and walk to entertainment.

These types of properties generally cost more, but they make better rentals.

Research All Four Seasons Before You Buy

It’s a good idea to visit the area you’re considering in each season of the year. Though the location is perfect, how does the community function during winter, or during the off season.

Caution in Other Countries

In other countries, rules about title and ownership are not as clear as they are in the United States. For example, in Mexico, you can buy the house but only lease the land. The government owns the land and can take it back at any time.
